      WHEREAS the Gar C. May Homeselling Team and the Seller at:

have entered into a Multiple Listing Agreement dated the ___________ day of _____________

in the year of 200____, to list and sell the property at the address above for the listing price

of $ ____________________________ .

 

NOW THEREFORE in consideration of the parties having engaged into the above-referenced Multiple listing agreement, the parties hereto agree as follows:

  1. In this agreement, the Gar C. May Homeselling Team guarantees that if the Seller's home is not sold within the first Thirty Seven (37) days of listing, for a price within [  ] 5% or  [  ] ____ % of our agreed upon price of $ ______________________ , that the Gar C. May Homeselling Team will continue to market the Seller's home for the remainder of the listing period and pay the Seller $3,000 cash (or deduct $3,000 off the commission) upon the successful sale of the above-referenced property.

  2. A six month listing agreement has been signed by the Seller.

  3. The listed price is set within 2% of a mutually agreed market value determined on the basis of market conditions and comparable homes.

  4. The Seller allows the Gar C. May Homeselling Team to execute a full, approved marketing strategy.

  5. For the purposes of this agreement, the Seller agrees to permit sales representatives reasonable access to the property on a daily basis in order to show the property to prospective purchasers.

  6. A successful sale of the stated property must occur before the expiration of the listing agreement.

  7. The Seller understands that this is not a representation to purchase the above said property.

  8. If the Seller receives an offer at or above the guaranteed sale price within the first thirty seven (37) day period, and the Seller rejects said offer, then this agreement is null and void.
